Commerical Office Fit Out at Three Shelbourne Buildings

McKeon Group were appointed to deliver a commercial office fit out on the 4th Floor of Three Shelbourne Buildings, Ballsbridge, for the Higher Education Authority. The project began with a shell space, an undeveloped floorplate offering a blank canvas for a tailored interior solution. The result is a high-performance workspace that balances functionality, acoustic comfort and modern design, delivered to a tight programme and aligned with the client’s operational needs.

The Task

The client required the transformation of a vacant shell space into a fully functional commercial office environment. Their vision was to create a modern workspace that supports both focused work and collaboration. The brief included the delivery of private offices, meeting rooms and a dedicated Community Hub, alongside a full mechanical and electrical (M&E) installation and the integration of sustainable features.

The Solution

McKeon Group delivered a comprehensive commercial office fit out solution starting from shell condition. Internal partitions were constructed to define new work zones, supported by a complete M&E system installation. Acoustic wall and ceiling panelling were installed throughout to improve sound insulation and occupant comfort.

A key feature of the project is the newly created Community Hub, a multifunctional space designed to foster collaboration and connection. To optimise acoustic performance, an acoustic spray treatment was applied to the exposed ceiling and a contemporary kitchen was built to complement the space’s modern functionality.

Sustainability was key to our operations, with bottle and can recycling facilities included on site as part of the Return for Children scheme. Our joinery material was procured locally from a Forest Stewardship Council (FSC) certified provider.

The team also supplied and installed high-quality office furniture and applied upgraded finishes to floors, walls and ceilings, delivering a cohesive and professional result.

The Results

McKeon Group completed the transformation from shell space to a fully operational commercial office on time and in line with the client’s expectations. The new environment supports a balanced mix of private and shared spaces, with the Community Hub standing out as a central amenity. The finished workspace reflects a high standard of delivery, with acoustic comfort, modern finishes, and functional design contributing to a productive and welcoming setting.
