Overview
McKeon Group have provided fit out, maintenance and alterations projects to Xeolas. Due to Xeolas’s confidence that we will complete them to a high standard and on time, and provide day-to-day maintenance services when needed, we have been their number-one choice for expanding and upgrading their Hamilton Building on the DCU Campus.
Works have included stripping out floor coverings, suspended ceilings and lighting and decommissioning the existing air conditioning unit, including the external condensing unit. We also installed new carpet flooring and a new kitchenette.
As a team of professionals with years of experience in the construction industry, we have coordinated, managed, and commissioned these works in a live environment.
To ensure the safety of everyone involved, we prepared comprehensive Risk Assessment and Method Statements (RAMS) in advance, outlining every aspect of the project from start to finish.
Xeolas Boardroom Makeover
We cleared the slate for the Xeolas boardroom and removed all existing furniture, window blinds, and air-conditioning units. As part of our commitment to sustainability, we ensured that all materials were disposed of in an environmentally friendly manner.
We inspected and remediated any rattling from the existing ducted supply air connection to finish the project. We replaced the smoke detector with a heat detector with a sounder base. Our team painted all walls and woodwork, including skirting boards, to the agreed colour scheme.
Electrical and Data Supplies
We returned all electrical and data supplies to the local distribution board and the second-floor comms room to provide a smooth transition for the new installations. This process required close collaboration with Xeolas representatives to retain all agreed-upon services.
New Ceiling-Mounted AC Cassette Unit
Our team also installed a new ceiling-mounted AC cassette unit with an outdoor unit, wall controller, and all associated pipework, power, and controls. The installation was carried out to the highest standards to ensure optimal performance.
Lighting and Kitchenette Installations
We removed the old 1200×600 Luminaires and replaced them with new ones. In addition, we installed connections to support the kitchenette’s microwave, Quooker tap, fridge, dishwasher and storage unit with a wash hand basin (WHB), as per the kitchenette sketch.
